1. Letting Period: Letting starts at 4pm on the day of arrival and ends at 10am on the day of departure. Lets are on a weekly basis (Saturday to Saturday).
  2. What is included: Bedlinen, towels, electricity, wifi and heating are included.
  3. Booking and payment: A deposit of half the weekly rate secures your booking. The booking will be held provisionally for a maximum of one week until we receive this deposit. Eight days after your booking request, if the deposit has not arrived, the reservation will be considered invalid and the cottage made available again for booking by others. The deposit will be acknowledged by email with a note of the balance due, stating the date by which this balance should be paid – usually four weeks before the holiday starts. For bookings made less than four weeks in advance, full payment is required at time of booking. Payment can be by cheque, bank transfer or Paypal (which will incur a small extra charge to cover Paypal commission). Once the booking is confirmed by the owners the hirer is responsible for the full hire charge.
  4. Cancellations: If we are able to re-let the cottage following a cancellation, we will refund any payments made, although £25 will be deducted to cover administration costs.
    We strongly advise that you take out holiday insurance which may cover you if you have to cancel.
    If the cottage cannot be made available for the period booked due to events beyond the owners' control and the owners are forced to cancel the booking, the whole of the hire charge will be refunded and the hirer will have no further claim against the owners.
  5. Complaints: Should there be any cause for complaint during or after a period of letting, please contact us immediately.
  6. Breakage or damage: Please advise us of any breakage or damage that should occur during your stay. Replacement items will be charged at cost.
  7. Care of property: The hirer is responsible for the cottage during the hire period and must take reasonable and proper care of it, its furniture, pictures, fittings and effects and leave them in the same clean and tidy condition and state of repair at the end of the letting period as at the beginning. The owners reserve the right to ask for a £200 housekeeping deposit, which would be refunded after the hirer’s departure if the cottage is left in the same condition as it was found on the hirer’s arrival.
  8. Pets and children: We regret we are unable to accommodate pets or children.
  9. Smoking: Smoking is not allowed in the cottage or outside in the garden.
  10. Liability: We have no liability for any death, personal injury, damage or loss of personal property unless this results from our own negligence.
  11. Right of entry: We reserve the right of entry to the property at any reasonable time for the purposes of inspection or to carry out necessary repairs or maintenance.
  12. Injury, loss or damage: The use of the cottage and its equipment is entirely at the hirer's risk and no responsibility can be accepted by the owners for injury to the hirers, nor for injury loss or damage to their belongings, including motor vehicles.
  13. Contract: The Contract of Hire is between the hirers and the owners of Fossil Cottage.
